Back to school season is here, and just like students returning to class, we also see some changes in the Orlando real estate market. Let’s look closer into the latest trends and look at the key factors to consider when buying or selling a home in our area.

Inventory has dipped slightly. Over the last two months, the number of homes for sale has come down by a couple hundred units. Right now, we’re sitting at just over a five-month supply. 

For context, six months is considered a balanced market, which means we’re still leaning toward a seller’s market overall, but the experience is different depending on your price point and location.


Market dynamics. Every sector of the market is different. For example, if you’re looking at short-term rentals near Disney, you might find more inventory available. This means buyers in that niche have more options, but sellers need to ensure their properties stand out.

Some homes are sitting on the market longer, while others are still attracting multiple offers. If you’re selling, your home should be competitively priced and must be in great shape. Buyers have more options and competition is tougher now than it was last year, but it’s still a great time to be a seller.

Why it’s a good time to buy. This is actually a great time to purchase because builders are eager to move inventory, and that competition means sellers are more flexible. Many are offering to pay closing costs, which can help buyers reduce their interest rate with a temporary or permanent buydown. That makes monthly payments more affordable even in a higher-rate environment.
