Three months of rising sales point to early momentum in Central Florida. Here’s what that momentum could mean for your next move in 2026.

As we move into 2026, a lot of people are asking the same question: What is really happening in the real estate market right now?

I’m not someone who makes bold predictions or claims to know exactly what the market will do next. There is no crystal ball in real estate. What I do trust is data, because real numbers usually give us a better picture than headlines or opinions.

Here’s what our current market data is showing so far:

Increase in home sales. Looking at Central Florida sales over the last few months, there is a pattern worth paying attention to. When we compare September, October, and November sales to the same months in 2024, sales are slightly higher each time. 

These increases are not dramatic. We’re not talking about a sudden surge or a boom. In some months, there are a couple of hundred more sales. In others, it might be only a few dozen. Still, what matters most is the direction. Sales are moving up, not down.

Market activity is starting to pick up. Buyers are reengaging, and listings are moving again. We are also feeling it directly within our own group. More listings have gone under contract recently, and more buyers and sellers are reaching out to start conversations. That usually points to fresh inventory coming to the market.

On a national level, the National Association of Realtors is projecting a 14% year-over-year increase in home sales across the country. While that is not specific to Central Florida, it supports what we are already seeing locally.

What does this mean if you are thinking about buying or selling in 2026? It suggests momentum is slowly returning. It also means strategy matters. Pricing, timing, and preparation are becoming important again as activity increases.
