With so many Realtors in the Orlando market, how do you know who you should hire? Here’s the harsh truth: not all Realtors are built the same, and if you’re not going to ask the right questions when interviewing them, you might hire the wrong one and end up wasting money and time. Buying or selling a home is one of your biggest financial decisions, so make sure you work with the one who can help you get the best deal in the market. 

Here are the three critical questions you need to ask a Realtor before committing to work with them: 

Question #1: How much experience do you have in the real estate industry? Your Realtor's history is a good place to start.  For how long have they been in the real estate industry? In a year, how many houses do they sell? The industry is now flooded with both part-time and new agents, so you should evaluate whether the individual you are eyeing has the expertise and reliability to mentor and represent you effectively.

Question #2: How much time can you commit? How many hours will your Realtor commit to work? This is another important matter to know and consider. It’s important to act quickly when selling a home, and if you hire agents who are on a full-time basis, you’ll be sure that they can get the job done faster.

Question #3: What measures do you take to close a deal? As a seller, you should ask the Realtor how long it usually takes to get a house under contract compared to the market average. You should also know their average listing-to-sales price ratio is.

This will tell you if they're pricing homes correctly or if they always make big changes to the prices. If you're a buyer, ask them how often they can negotiate homes for less than the market value. This will show their ability to serve buyers.

A Realtor's commitment, expertise, and track record are more important than their personality. Find out who is best suited to represent you by inquiring about their job experience, if they work full-time, and how their numbers compare to the market.
